Springbank Guest House Statutary Access Statement
Introduction
We aim to cater for the needs of all our visitors in our 5 bedroom home based guest house.
We have no wheelchair facilities, but can accommodate people with limited mobility.
The following statement is a summary of our provision. If you have any specific questions
please call us and we will endeavour to help.
Pre-arrival
There is a bus stop approximately 100m down a slight hill from our front door. There is a
frequent bus service and the local railway station is about 100m away, slightly uphill.
We have a list of local taxi firms and will send the list to you if you need to pre-book a
taxi.
Guest information and menus are available in large print, upon request.

Arrival and car parking
We have a central location. The town is just down the hill (50m).
Parking is available at the front of the property and unloading is allowed on arrival. We
recommend that you park in the town car park (50m), which is free and under CCTV.
The footpath slopes from the garden wall to the road.
We have storage for bicycles and a garden wall to lean them against on arrival.
Main Entrance
The front door has four steps up to the front door. They are 15cms, 10cms, 20cms and 20cms
high respectively.
The door bell is on the left, recessed into the stonework, 45cms from the ground.
The front door is always locked and guests are provided with keys. The lock on the front door
is low.
The front door is 85cms wide and there is a steel white grab rail on the right.
The hallway is 110cms wide and has a wooden floor.
We will gladly take suitcases to your rooms.
Public Rooms
The guest lounge and dining room are covered in black and white lino tiles.
Corridors have a good colour contrast and are well lit.
The stair and landing carpet has a short pile.
There are no downstairs bedrooms. Three of the five bedrooms have en suite. The remaining two
have wash hand basins.
The stair case is broken up by short landings where it turns. There are 6 stairs to the first
landing, followed by a further 4 to the next landing and then a further three to the bedroom
level. The stairs are 20cm high, 23cms deep and 80 cms wide. There is an additional grab rail at
the bottom of the flight and one at the top. A stool can be provided at each landing should it be
necessary
Dining Room and Lounge
Breakfast and evening meals are served on the ground floor. There are no steps in the dining
room. Furniture is flexible and can be moved. Tables have underspace of 67cms. They are 75cms
wide and have a height of 73cms. The chairs have no arms.
Menus are available in large print if needed.
There is no downstairs toilet.

Bedrooms
There are five bedrooms in total, all with standard doors
Bedroom 1 is the largest room. It has a king size bed 60cms high, two seater sofa, upright
wooden chair by desk, wooden floor with two rugs and en suite (see below). There is a TV with
teletext, remote control and DVD player. The door is 76 cms wide. There is 110cms between the bed
and the wardrobe, 160 cms between the bed and the fireplace and 140cms between the bed and the
wall on the other side of the room. There is good contrast in decoration. Two bedside lamps,
three wall lights, a desk light and centre light.
Bedroom 2 has twin beds and two occasional chairs. The beds are 36cms high. There is 85cms
free space around the beds. There is a TV with teletext and remote control and a DVD player.
Short pile carpet is fitted and good contrast in decorations. There is an upright wooden chair at
the desk and touch light bedside lamps. There are also two wall lights and a centre light.
Bedroom 3 is a standard twin bedded room. The beds are 36cms high and there is 130cms free
space between the first bed and the wall and 70cms between the bed and the wardrobe. The basin is
rounded and supported by a central metal leg. It is 80cm high. There is an occasional chair,
wooden upright chair at the desk and good contrast in decoration. Bedside lamps, two extra lights
with a centre light
Bedroom 4 is a double bedded room with en suite. There is approximately 60cms free space
between the bed and the wall and 100cms between the foot of the bed and the desk. The bed is
36cms high. There is a TV with teletext, remote control and DVD player. There are two arm chairs
and an upright wooden chair at the desk. There are touch light bedside lamps, a desk lamp, 2
uplighters and a centre light. The carpet is short piled and there is good contrast in
decoration.
Bedroom 5 is not suitable for anyone with limited mobility.
En suites
Door width of 56cms, opening outwards. Shower has step height of 24cms. Space is limited.
There is only 80x90cms of free floor space. Short pile carpet (to be tiled when time allows!)
Toilet 40cm from ground.
Good colour contrast and well lit.
Bathroom
A splendid DEEP Victorian bath. Bath height from floor is 57cmcs, length 170cms and 40cms
inside. Basin has built vanity unit and is 80cms high. Armless wooden chair, short pile carpet. 4
wall lights.
Grounds and garden
We have a small suntrap garden with benches. This is reached from the bedroom floor by four
steps. There is a banister up to the terrace. For people who have struggled with the stairs I
will happily serve an arrival cup of tea outside, weather permitting, on this terrace.
There is a local park about 200 m up the road, which leads up to Toddbrook Reservoir and
Toddbrook Valley.
Additional Information
Mobile phone reception is erratic! A signal can normally be found in the guest lounge.
We have Broadband wireless access.
We are able to use the front, back and upstairs doors to evacuate the building. The alarm is
loud! If you have a hearing impediment and may not hear this please inform us upon arrival.
The local chemist (01663 732959) hires wheelchairs (£10 per day with a £50 deposit in 2008) We are no smoking, but the terrace at the rear of the property can be used in daylight hours.
A fridge is available on the landing and large items can be placed in our fridge, as long as
we arrange when they are needed again.
We have a bell in the dining room and an additional one at the bottom of the stairs so that we
can be contacted

Hours of operation: Open all year, including Christmas. We ask guests to arrive between 5-7
when we provide a complimentary cup of tea or coffee with home made biscuits, but alternative
times can be arranged beforehand.
The Guest House is our home so we tend to be around. The phone is the home line so is either
answered or diverted.
